Policies

Reservations
Advance reservations are required and we do not accept walk-in guests. A confirmed reservation requires payment by credit card of one night’s stay including taxes. The remainder of the payment, if any, will be taken upon check-in.

Cancellation Policy
As a small b&b, a last minute cancellation gives us little chance to rebook a room, unlike a Hotel. As such we have the following cancellation policy:

  • Guests are responsible for all nights reserved, regardless of actual arrival or departure dates. No-shows are also responsible for the entire reservation.
  • Cancellations made 10 days or more before the scheduled arrival will have their deposit refunded, less a $30.00 administration fee.
  • Cancellations made less than 10 days before the scheduled arrival can rebook, subject to availability, for another date within one year of your original planned stay.

Check In / Check Out
Check-in is from 3:00pm until 7:00pm unless other arrangements have been made with the innkeepers. Please advise of your estimated arrival time when you make the reservation.
Check-out is by 11:00am. An overstay charge of $30.00 per hour will be charged for each full or partial hour past 11:00am without prior approval of the innkeeper.

Alcoholic beverages
Guests may bring their own or may purchase a lodging package with wine included, but for the safety and comfort of all of our guests, please drink responsibly.

Smoking and Open flames
We are a smoke free inn. Smoking is not allowed anywhere on the premises including, not only the guest rooms, but also the porches. Guests smoking in rooms will be charged a minimum of $250.00 for cleaning and remediation. If the room must be removed from service for cleaning, the charge will be higher and include all lost revenue.

As well, candles, incense and the like are not allowed anywhere on the premises and will incur a cleaning charge. Anyone tampering with a smoke detector will be asked to leave and will be responsible for the entire stay.

Damages
We understand that normal wear and tear happen. Please let the innkeepers know immediately of any accidents or spills. Excessive damages will be charged to your credit card and/or subject to all other legal collection procedures.

Pets
The innkeepers have resident pets which are kept in the owners quarters except the dog will sometimes be outside. Guest pets will be considered on a case by case basis and only certain room(s) are suitable for pets.*  A $25.00 pet fee will be due per visit due to the extra cleaning that must be done.  Pets must have current rabies shots and be on flea control medication in order to stay.

Children
All of our rooms, except the Highlander Suite and Josephine’s room, have an occupancy of 2 people. The Highlander Suite has a pull out twin size sofa. A cot will fit in Josephine’s room. Well-behaved children over the age of 8 will be accepted in their parents rooms and must pay the additional guest fee.  Exceptions will be handled on a case by case basis so please call. *

Groups
We welcome reservations for groups but it is difficult for our small kitchen to prepare our unique breakfasts for than 4 people simultaneously. Therefore, we would request you notify your party that there may be some amount of time between breakfast services depending on number of people.

Notes: Our food is prepared in a kitchen that is exempt from Chapter 421 of the Virginia Food Regulations.

* Parents of visiting children and pets will be required to sign a release.
